Our Newest Team Member!

We’re excited to announce that Gamze Bouffartiguez has joined our team as one of our property managers! Gamze has experience in property management and real estate spanning a decade. Born in Turkey and raised in Germany, Gamze graduated from Sabel Wirtschaftsschule, a vocational business school, where she developed a strong foundation in business administration and finance. She later moved to Texas in 2012, where she purchased her first investment property—an experience that ignited her passion for real estate. Since then, she has worked extensively in property management, gaining hands-on experience in leasing, asset management, and investment strategies. We’re excited to have her on our team, and bringing her experience and skills to bear for our clients. If Gamze is your property manager, you’ll have a special note from her in this month’s statement.

Market Statement

We’re seeing the market preform as we expect as we start to head into the summer leasing cycle. You can view the Rental Report from the Austin Board of Realtors here. Lease prices are trending up a bit, days on market are trending down and number of active listings is trending upwards. While all these stats are down from 2024 (1.24 million in volume currently, which is down 25% from last year), the trend is better than the winter cycle we’re coming out of. This bodes well for our summer cycle as we’ll be able to keep rental rates stable on turnovers, and hopefully minimize our decreases. We’re continuing to monitor these trends as the summer “heats up”!

Costs and Materials

As the impact from current economic events are still trickling through, we are starting to see some impact in our industry. We’ve received notices from our HVAC vendors to expect 10% increases across the board on materials, which is coupled with a recent change in freon requirements. We haven’t received word of any material delays, but we’re approaching repairs as proactively as possible to avoid service issues, delays and increasing costs. We’ll continue to provide updates and information as we receive it.

We Need Your Assistance!

As summer is just around the corner (already!) we’re kick-offing off the summer leasing season. In property management, most property turnovers occur during the summer months. One of our goals is to continuously promote the lease renewal with your current tenant(s) rather than having it go vacant. However, if your property becomes vacant, our efforts are to reduce the vacancy time (days on the market). We want all our owners' properties quickly leased to the best tenants.

One way to find an "A" grade tenant is to create larger pools of applicants to select from. That's where you can help us! Knowing that tenants look for potential properties to rent online, we work to keep Rollingwood Management high in search engine rankings. However, to stay in the coveted page one position, we need to be continually "noticed" by search engines. The best way to get noticed is to have fresh online reviews. If you're happy with our services, I'd like to ask if you would consider writing a positive online review for us! This helps all our owners!

It's easy! If you use Google as your browser, type in Rollingwood Management, and on the right side of the page, click "Write a review." It's that easy for Google! We prefer Google over Yelp, as they often take down reviews (positive and negative!) for reasons we don't understand.
