Over the past 35 plus years, we have processed tens of thousands of tenant applications and have signed tens of thousands of lease agreements.

90 Day Property Management Fee Guarantee
We are so confident in our level of service that at the end of the 90th day of the initial contract, if you are not completely satisfied for any reason, you may cancel your contract with us by notifying us in writing on that day and receive a full refund of the management fees that were collected, without penalty. It's that simple.
180 Day Tenant Lease Guarantee*
Since we believe in the quality of our residents and our selection process, we offer a guarantee on our leases. If a resident(s) that we place in your property breaks their initial lease during the first six months (180 days), we will find another qualified resident for your property, and you will not be charged another lease commission. You will never pay two full leasing commissions in the same 12 month period.
*Does not apply to the termination of the lease with military orders, early termination when the tenant pays for all the fees to rerent the property or other valid provisions in the lease or Texas Property Code.
No Invoice Markups - Guaranteed
You pay what we pay for repairs and maintenance. Other property management companies charge a markup or service fee on top of a vendor invoice when repair work is performed on your property.
We don't believe in this practice and will only charge you the actual rate of the vendor's service and/or materials. We believe that paying maintenance invoices is a core function of a property management company, that’s what you’re paying us to do.
Our established presence in the industry and volume buying power allows us to leverage our vendor relationship to your advantage. We are able to negotiate competitive rates and quality work with the best available vendors and we happily pass these savings on to you!
